Creating a lease
Record the unit, the tenant, the term, the rent and its frequency, and the deposit. Jurisdiction rules apply here โ deposit caps, notice periods, and tax treatment differ by market, and the lease follows the ruleset for where the property is.
The agreement itself
Lease Documents generates the agreement from a template, which can be edited before issue and sent for electronic signature. The signed document stays attached to the lease, so the version that was actually agreed is the one on file.
Activating it
Activating a lease sets up recurring rent invoices on its schedule. Rent then bills itself each period and, where the tenant has saved a card, can charge automatically. This is the single biggest time saving in the module.
Deposits
Deposits are held against the tenancy and tracked separately from rent, because in most markets they are not your money. Record deductions at the end with a reason so the return is explicable.
Rent roll and arrears
Rent Roll shows every active tenancy, what is due, and what has been paid. Late rent attracts a late fee at your configured rate and grace period. Chase early and consistently โ arrears that are allowed to build rarely recover in one payment.
Changes during the tenancy
Rent increases, renewals and early termination are recorded against the lease, so the history explains itself later. AI-assisted drafting can produce the covering letter for a rent review or a notice.
The tenant's view
Tenants get a portal to pay rent, see their payment history, raise maintenance requests, and message you โ which removes most of the routine traffic from your phone.
