A rental application reviewed and screened

Filling a vacancy runs from advertising through to a signed lease. These screens cover everything before the tenancy starts.

Publishing a listing

A unit marked available can be published to a public listing page with photos, description, rent, and availability date. Listings can also be syndicated out as a feed under Property Rentals → Channel Sync (OTA) for the portals you advertise on.

Enquiries and showings

Interested people submit an enquiry from the listing. Showings handles viewing requests so you are not coordinating by text message, and the prospect record keeps the history of who asked about what.

Applications

Applicants complete a form under Applications — identity, employment, income, references, and previous addresses. Everything arrives in one place instead of as email attachments.

An application fee can be charged at submission where your market allows it.

Screening

Connect your own screening provider and run credit, background and eviction checks from the application. Results attach to the applicant record.

Screening is regulated. Where an adverse decision is based on a report you must usually tell the applicant, name the agency, and explain their right to dispute it. SalesPoint360 records the decision; complying with the rules in your market is still your responsibility.

Deciding

Approve or decline the application. Approving moves the applicant toward a lease with their details carried across, so nothing is retyped.

Keep it consistent

Apply the same criteria to every applicant and record why each decision was made. Consistency is both the fairest approach and the easiest to defend if a decision is ever challenged.

Note: your business can rename menu items (Settings → POS Configuration → Menu Labels), so the names in your menu may differ from those shown here.
