Short-term bookings & availability
On this page
Short-term letting — holiday lets, serviced apartments, nightly rooms — runs through Property Rentals → Bookings.
Making a unit bookable
A unit's rental type has to allow short-term. Set its nightly and weekly rates, minimum stay, and any cleaning or service fee. A unit set long-term only cannot be booked for a night, which is what stops an apartment on a lease being sold as a weekend stay.
Taking a booking
Create the booking with arrival and departure dates, the guest, and the number of people. Availability is checked as you go, so overlapping stays are refused rather than warned about. Take a deposit or payment in full at the time.
The calendar
The booking calendar shows the whole portfolio by unit and date — what is occupied, what is blocked for maintenance, and where the gaps are. Blocking a unit for cleaning or works keeps it out of availability without inventing a fake booking.
Rates that vary
Rates can differ by season, by day of week, and by length of stay. Set the pattern once rather than editing prices as each period approaches.
Channel sync
Where you also list on booking portals, Channel Sync (OTA) keeps availability aligned so a stay sold on one channel closes the dates everywhere. Sync frequently — an overbooking caused by a stale calendar is expensive and public.
Arrival and departure
Record check-in and check-out against the booking. Damage or extra charges are added to the booking and settled against the deposit.
Mixing with long lets
One property can hold both. Because rental type is set per unit, a building can run nightly rooms downstairs and an annual tenancy upstairs without separating them into two properties.
Note: your business can rename menu items (Settings → POS Configuration → Menu Labels), so the names in your menu may differ from those shown here.
